That depends on where you would like to rent your smartly furnished apartment.
Rents vary according to apartment type and location in the building. In general the following rule applies:
The higher the apartment is in the building, the higher the rent; twin apartments are cheaper than single apartments.
You will find the rent range on the website of the respective SMARTments location.
The deposit is 950 € and must be paid before moving in.
No, our carefree rent includes all utilities such as electricity, water, heating and Internet access.
A satellite TV connection is also available.
If you decide to live in a SMARTment, you are contractually bound to us for at least six months (i.e. one semester).
In other words, it’s your responsibility to pay the monthly rent for the whole of that period, irrespective of whether you live in the apartment throughout or not.
The tenancy agreement is initially concluded for a period of six months. The first opportunity you have to terminate the agreement is three months before the minimum rental period expires. Once the minimum rental period has expired, you can terminate at the end of any month provided you give three months’ notice. Notice of termination must be given in writing no later than the third business day of a calendar month.

Permission to sublet can be granted subject to a case-by-case review. If you wish to sublet, you must obtain prior written approval. If you’re planning to sublet, please get in touch (preferably by email) with the person responsible

You are not permitted to accommodate any third parties on a permanent or regular basis. However, if you receive visitors occasionally (at the weekend, for example), that's perfectly fine.

As a rule, the caretaker is responsible for the handing over / return of your apartment. He will examine the state of your apartment in your presence and record the handover. If there are no complaints / defects, your deposit will be returned to you in full. If anything needs to be repaired, the costs will be deducted from the deposit.
As a rule the deposit will be paid / transferred into an account specified by the tenant (e.g. you or your parents) six weeks at the latest after the tenancy agreement has expired (see handover report). Repaying the balance may take longer should any major repairs prove necessary. These may depend on the availability of tradesmen or the requisite material.
From Monday to Friday, the caretakers are mostly on site in the mornings. Notice of any temporary absence or holidays will be given at the caretaker’s office or pinned on the SMARTments notice board. Please bear in mind that the caretaker is often busy elsewhere on the premises and therefore not necessarily in his office at the given times.
Yes, every SMARTment has a wide range of utensils (vacuum cleaner, mop, ironing board, iron, bucket, etc.) for you to use. Please feel free to borrow such items free of charge from the caretaker.
We have a starter package to facilitate the move-in process. This is currently available at the premises in Mainz and Cologne. Among the items it includes are cutlery, plates, cups, glasses, pots, blankets, pillows, bed linen, towels and a flat screen TV. We are working flat out to provide this starter package at all the other locations as soon as possible.
Every apartment has a SMARTments information pack. You will find all necessary instructions below the heading ‘Internet’.

Each SMARTment has a launderette with washing machines (€2 per washing cycle) and dryers (€1 per drying cycle).
