Questions to do with the rent

 

What types of apartment do you have?

That depends on which city you plan to live in.

Mainz: Ludwig Bamberger Haus has single apartments and triple apartments;
Cologne: Alphons Silbermann Haus has single apartments as well as twin and triple apartments with a variety of layouts;
Hamburg: Albrecht Mendelssohn Bartholdy Haus has single apartments
as well as twin and triple apartments with a variety of layouts;
and
Ebba Simon House has single apartments
Frankfurt: Franz Oppenheimer Haus has single apartments only (some are wheelchair-accessible);
Darmstadt
: Karl Wolfskehl Haus has single and twin apartments.
Berlin: David Friedländer House has single apartments

 

How much is the rent?

That depends on where you would like to rent your smartly furnished apartment.
Rents vary according to apartment type and location in the building. In general the following rule applies:
The higher the apartment is in the building, the higher the rent; twin apartments are cheaper than single apartments.
You will find the rent range on the website of the respective SMARTments location.

 

How much is the deposit?

The deposit is 950 € and must be paid before moving in.

 

Are there any extra costs?

No, our carefree rent includes all utilities such as electricity, water, heating and Internet access.
A satellite TV connection is also available.

Contractual issues

 

Can I rent an apartment for less than the minimum six months?

If you decide to live in a SMARTment, you are contractually bound to us for at least six months (i.e. one semester).
In other words, it’s your responsibility to pay the monthly rent for the whole of that period, irrespective of whether you live in the apartment throughout or not.

 

What are the notice periods?

The tenancy agreement is initially concluded for a period of six months. The first opportunity you have to terminate the agreement is three months before the minimum rental period expires. Once the minimum rental period has expired, you can terminate at the end of any month provided you give three months’ notice. Notice of termination must be given in writing no later than the third business day of a calendar month.

Can I sublet my apartment?

Permission to sublet can be granted subject to a case-by-case review. If you wish to sublet, you must obtain prior written approval. If you’re planning to sublet, please get in touch (preferably by email) with the person responsible
(see the contacts page). He or she reserves the right to decide on your request.

WARNING: Any unauthorised subletting constitutes a breach of contract and is liable to prosecution.

 

May I receive visitors in my SMARTment?

You are not permitted to accommodate any third parties on a permanent or regular basis. However, if you receive visitors occasionally (at the weekend, for example), that's perfectly fine.

When will my deposit be returned?

As a rule, the caretaker is responsible for the handing over / return of your apartment. He will examine the state of your apartment in your presence and record the handover. If there are no complaints / defects, your deposit will be returned to you in full. If anything needs to be repaired, the costs will be deducted from the deposit.

As a rule the deposit will be paid / transferred into an account specified by the tenant (e.g. you or your parents) six weeks at the latest after the tenancy agreement has expired (see handover report). Repaying the balance may take longer should any major repairs prove necessary. These may depend on the availability of tradesmen or the requisite material.

When can I meet the caretaker?

From Monday to Friday, the caretakers are mostly on site in the mornings. Notice of any temporary absence or holidays will be given at the caretaker’s office or pinned on the SMARTments notice board. Please bear in mind that the caretaker is often busy elsewhere on the premises and therefore not necessarily in his office at the given times.

 

 

Can I borrow cleaning utensils?

Yes, every SMARTment has a wide range of utensils (vacuum cleaner, mop, ironing board, iron, bucket, etc.) for you to use. Please feel free to borrow such items free of charge from the caretaker.

 

 

How does the starter package work?

We have a starter package to facilitate the move-in process. This is currently available at the premises in Mainz and Cologne. Among the items it includes are cutlery, plates, cups, glasses, pots, blankets, pillows, bed linen, towels and a flat screen TV. We are working flat out to provide this starter package at all the other locations as soon as possible.

 

 

How does the Wi-Fi work?

Every apartment has a SMARTments information pack. You will find all necessary instructions below the heading ‘Internet’.

 

 

You need a certificate from the landlord?

Please consult your contact person (preferably by email). If you already have an official form that needs to be filled out, please forward this to us as well.

 

 

Where can I do my laundry?

Each SMARTment has a launderette with washing machines (€2 per washing cycle) and dryers (€1 per drying cycle).
